Rechlers Trim Canal Townhouses As Part Of Revised Canoe Place Inn Proposal

The developers pitching a broad redevelopment of the Canoe Place Inn and eastern shore of the Shinnecock Canal have tailored their plans for a bank of townhouses along the canal, reducing the number of buildings, the size of the units and the size of an accompanying clubhouse.

In a new version of the proposal unveiled by the town on Thursday morning, the developers, Rechler Equity Corp., call for a reduction in the total number of townhouses along the canal from 40 to 37. But the units would be spread through seven buildings, rather than the nine originally proposed, and would average only 1,978 square feet, instead of 2,200 square feet in the original plans, according to a town planning officials.

The clubhouse building accompanying the townhouses was shrunk from 6,000 square feet in the original plans to just 1,900 in the new designs.

The new plans also show far less excavation of the site. Rather than extensively excavating the canal-side property, which runs between Montauk Highway and the LIRR tracks on the east side of the canal, the plans now call for the property’s existing contours to be left more or less as they are.

“In the old plan, the entire site was going to be graded to the same level,” Southampton Town Planning and Development Administrator Kyle Collins told Town Board members during a work session on Thursday. “Now they are substantially working within the existing grade.”

The new designs were clearly intended to lessen the visual impacts of the townhouse buildings, which had been a point of contention for Hampton Bays residents in the public hearings held on the project last year.

Mr. Collins noted, however, that the plans still show the townhouse buildings being 35 feet tall, which conforms with the zoning on the property currently, though that zoning is targeted at commercial development. Mr. Collins suggested that the Town Board require that the buildings meet the residential maximum height of 32 feet.

Planning officials told the Town Board that there was still considerable work that would have to go into the plans for the property east of North Road Shinnecock, where a sewage treatment system is to sited, according to the development plans. An alternative proposed in the revised plans would require extensive excavation.

Along with the townhouse, the developers are proposing to renovate the Canoe Place Inn building to the west of the canal into a hotel and convention center. The plans for the CPI redevelopment remained largely the same as in the original plans, with a few adjustments to account for noise concerns from outdoor events.

In order for either aspect of the project to move forward, the Town Board will have to declare the two properties a Planned Development District, allowing the existing zoning to be set aside in favor of a development carrying substantial benefits to the surrounding community. The Rechlers have proposed the project as a way to allow them to save the CPI building, and still make a profit from their investments. The developers had proposed razing the existing building and construction condos on the site in an earlier proposal.

Remove the CPI building,construct some condos,Build some nice restaurants on East side so we can all enjoy the waterfront.

Luxury housing adding to the tax base and a renovation of a decrepit building into a high end restaurant and catering facility. Am I missing the point? Sounds like a reasonable idea. Better than more Section 8 housing in existing run down motels which is what Hampton Bays usually gets.

Yeah David you're missing the point. It's called "Build As Of Right" How about tear down the decrepit building, put the luxury townhouses there, to add to the tax base. Build nice restaurants on the east side of the canal like the master plan calls for. Maybe with a nice park so us regular folk can still enjoy the canal. The town should stick to their guns.

David certainly is missing the point. But your proposal is not "As of Right." The CPI site is zoned RWB and should be maintained as commercial establishments, not housing of any sort other than hotel/motel.

That is the zoning on all the property the developers purchased and it should remain that way 100%.

Build town houses by the CPI. Get rid of that fire trap. Personally, I would not want to spend a lot of money for a town house with noise coming from Montauk Hwy, North Road, Sunrise Highway, and the LIRR.

seems to me that was the original plan that no one liked. Let's face it you people just want to see the place stay like it used to be in 1962. The town is run down let progress happen it could be beautiful if you were not so afraid of your property taxes going up

Longislander do you think that the town houses you'd like to see built on the Inn site are far from Montauk Hwy, North Rd, Sunrise and LIRR?

@ Widow gavits, how does a developer spending millions raise your taxes? Could you explain how that works?

hi/ill answer .. the moment you build big clustered buildings ..you change the traffic, need police oversight, bigger fire truck and more firemen, more traffic lights, more people need bigger hospital and ambulances,more parking at the beach and a they want French fries and nap`kins and demand better and more service at every turn.
.. what will the taxes be? 7K per unit?
its all the demands that offset the 250K in 'new taxes' .. 1/2 of that is gone immediately with 1 new policeman. . .

Put the restaurant on the water where Tiderunnwes was and lets get started. I think Southampton Town likes to see run down buildings in this part of "THE HAMPTONS".
It was a sad summer for all the people who lost their jobs. They could be working until the brains get their act together.

tiderunners was mediocre food, mediocre music and a waste of space. let the canoe place inn be renovated and you'll forget that tiderunners ever existed. as for a fun park that everyone enjoys try meschutt beach on a friday evening with classic cars. stop being nostalgic about mediocrity.

david, a new restaurant does not necessarily have to be mediocre. The town movers and shakers should recognize the surrounding area as pointed out above for the townhouses. It might be hard to enforce rules to keep the area clean with that many people living there part-time.

While he may be told what to approve or not, he is in charge of making sure that all the reams of paperwork are in order. That you can't blame on politics.
