Public Hearing Continues On Remsenburg Subdivision On Thursday

Southampton Town residents will have a second chance to comment on a proposed subdivision that would create 17 homes in Remsenburg at a public hearing on the application before the Planning Board tonight, August 11.

The applicant, The Estates at Remsenburg LLC, is seeking permission to build 17 homes on two properties that total 23 acres—one of the last large tracts of undeveloped land left in the hamlet—located north of South Country Road and west of Nidzyn Avenue, in exchange for preserving about 6 acres of open space and three historic homes currently on the property. Specifically, the applicant is looking to create a 19-lot subdivision: two of the proposed lots house two of the historic homes, while the third historic home is located on a 5.74-acre parcel that would be protected as part of the proposed open space donation. Based on the existing zoning, the developer could build up to 20 homes on 1-acre lots.

The first public hearing on the application was held on July 12, and drew an audience of more than 50 residents who voiced concerns about where the entrance to the subdivision would be located, environmental issues relating to the proposed subdivision’s proximity to an underground plume of contaminated water, and other issues.

Planning Board Chairman Dennis Finnerty said the board is not expected to make a decision on the application on Thursday, and that the purpose of the hearing was to continue to solicit the public’s input on the project.

The public hearing will take place in the Town Board room on the second floor of Town Hall at 7 p.m.

Life sure is strange. The developer wants to build 17 homes where apparently as of right he can build 20. Yet many in the community are against it including it seems Steve Kenny, formerly of the Planning Board and the Town Board. Betcha if this was in Hampton Bays, he'd fight for 30 homes plus 15 apartments.
How many accessory apartments is the developer going to put in since allegedly affordable housing is needed everywhere in town? Will the Planning Board fight for accessory apts here?

I'm not sure if the 20 acres * 1 home / acre = 20 homes math applies here since it is a major subdivision. The number of nonseasonal vacant homes in Southampton town almost doubled from 1,728 to 3,170 between 2000 and 2010 according to the census. The number of homes occupied year round declined 1.45% at the same time. To me these numbers indicate that new supply could just make it more difficult for those facing foreclosure to sell their homes.

there is always demand for good quality homes-housing in Remsenburg is old and inefficent. We need new enviromentally green homes to replace the outdated ones currently available. Hopefully the planning board acts responsiblably and approves this project fast.

To EastEnd68: Your comment has made me curious. What are your interests, financial or otherwise, in having this project approved?

How are these new houses going to replace the 'old and inefficient' ones that currently exist? Will 17 old houses be bulldozed and replaced by these new green houses? How do you know the houses will be built to top LEED certification status?

Why does this project need to commence fast? What is the rush. There are literally dozens of houses in Remsenburg ...more

Those houses that have been for sale for years have unrealistic prices on them. The builder and his family have lived in Remsenburg for a long time and will do the right thing, unlike what out-of-town developers did to the Dragstrip, which is still incomplete after all these years.

"The right thing" is destroying the architectural integrity of the main street of Remsenburg? The Webb house is already deteriorating far faster than when her estate was still managing it. Is this being a good neighbor?

As much as Citarelli might set out to do 'the right thing', economic conditions in the real estate market may force him to alter that pristine course mid-track. Citarelli is not building these houses our of charity, he wants to turn a profit as he should. We will all suffer the consequences if demand for these houses does not match the plan to create them.

Remsenburg has houses for sales at all price levels and there doesn't seem to be a sales sweet spot anywhere along that range. There ...more

Why is it when someone is doing something constructive 50 people show up to try to derail him. (mostly jealous busy bodies) This country is going down the toilet because everyone is afraid to spend money and invest capital. Here you have a guy ready to invest, and you want to lynch him. Wake up complainers. PS No I don't know developer or have an interest in project.

Thing is, the East End really has been overdeveloped, overpopulated, and oversexed for that matter.

No "local" will own any one of these homes. Maybe that's why at least "50 people" tend to be against it.

You might want to recall the past decade. The one where the real estate industry and the financial institutions that promoted it nearly drove the global economy off a cliff. The country went down the toilet because of real estate overinvestment.

I am all for business development but creating new housing in an area where it cannot be proven the need exists is not business but potentially dangerous speculation. Investing capital presumes that it will yield a return over the long term. This ...more

Dangerous speculation? I'm sure the guy has PRIVATE money or his own money so who cares what he does with it. What made this country is taking a chance and creating something.
I hate to tell you the "local" bumpkin wouldn't have a job if not for the so called city people. Plus our RE taxes would be many times hire if not for city people.

Hi Larry. If you read through the thread I think you will find people are being civil. Opinionated yes, but civil. There are no aspersions being cast at you or your company.

I do not agree with the at all with the comments that basically say "If he has the money he can do what he wants!" Really? I can think of a lot of businesses I could afford to fund personally with my own private money (strip club, bail bond office, hardcore biker bar) . Does that give me the permission to build them ...more

That's why we have zoning laws. Your ridiculous examples are not permitted in residential zones, houses are. You sound like a newcomer here when you try to make such bogus parallels. Let the owner of the property make sense of the financial implications unless you're willing to pay his mortgage and taxes.

Amazing you can compare a strip club, and biker bar with a subdivision. When I hear thoughts like that it's no wonder the economy is on shaky ground.
