Suffolk County Planning Commission Votes Against Tuckahoe Shopping Center Zone Change

BF, The problem is, they can build on that property, just not a grocery store. Grocery stores are not in the zoning anywhere.

They could put 2 chain restaurants there. Olive Garden perhaps. A grocery may have been the lesser of the evils. " Dec 3, 15 7:29 AM

Vikki, Its not up to the politicians now. The zoning change was just for a grocery store-there isn't a zone that allows grocery stores, Per Se.

If the developers don't get a super majority vote in town hall, when we actually have a town board again, they will then offer the property as a "build to suit". Under highway business, they can build pretty much anything.

This vote by the County is horrible for Southampton, not because of a grocery store, but because the developers will most likely put anything they can make money with on that property, at the gate of our beautiful village...

In Sagaponack: After Potatoes, Come Horses

Mike is a class act. This property could have been bought by "FBC" and 2 $15m sheetrock castles could have been thrown together. So glad that a preservationist with the capital and forethought bought the property.

Shame on you, Sag Harbor!

Homeowners Accuse Neighbor Of Pilfering Documents

The moratorium is, although in theory a good thing, flawed in execution.

A friend of mine is attempting to restore his Sag Harbor home. He wants to lift it, place it on a new foundation at the same height above grade, bring the house up to code, replace windows in kind and put in a new kitchen. He isn't changing the footprint or adding to the size at all. Because of the value of the structure, he has a budget that isn't sufficient to use some of the material he was planning on.

The moratorium should be based on size increase, not money spent. Limiting money spent may adversely affect the quality of the restoration of a historic home. If the footprint isn't changing, the project should be exempt from any covenant under the moratorium. A size increase limit of 10% would be better suited to the intent of the moratorium, which i support in theory. " Dec 11, 15 8:04 AM

Suffolk County Planning Commission Votes Against Tuckahoe Shopping Center Zone Change

I finally got to read the transcript of this meeting. Ms. Roberts has done her own quantum math for her speech. Is this woman insane? She is so out of touch with the real East End. How does a grocery store affect farm stands? Does Hank sell coco puffs? Diapers? Campbells soup? I'm still going to a farmer for my corn and tomatoes. And buying my fish locally. My Turkey at Thanksgiving will still be raised by either Tate or Ludlow. The only change will be, I'm not adding to traffic to get my staples.

Ms. Roberts proposition that IGA & Gristedes are gone because of lack of need is preposterous. Grocery stores rent for $15 a square foot. Pharmacies pay $40. And she claims to be a great business person. Any landlord would make that change. And gladly build to suit.

As of right, the developers can put in 3 14,500 sf buildings. They could put a Hooters in. TGIF AND and Joe's Crab Shack (Or maybe an Olive Garden to compete with our Italian eateries? These are legal highway business uses. 3 curb cuts. 3 businesses that compete with the village businesses. The developers have been carrying the mortgage on this property for 9 years. They need to make their money back. If I were them, thankfully I'm not, I would put up anything that paid at this point. And not care what it did for the gateway to Southampton.

The NIMBY crew that lead the "Mega Mall " campaign may have won the battle. I think they may not be happy with the outcome of the war... " Dec 14, 15 6:52 PM

Suffolk County Planning Commission Votes Against Tuckahoe Shopping Center Zone Change

BF, The property is zoned "Highway Business". They only needed to rezone for the grocery store. They can still build. It may not be what you want there. And, if it falls within "Highway Business", it won't even be announced until they have an excavator idling on the property. Did you hear about the mega-convenience store being built by Sunoco? It's right next door to this property. No, it just happened.

They also own the IGHL How about a drug rehab there? Falls within code. A Mini storage is pretty high rent for investment. Uncle Bob's is always sold out... Car dealership? Check, totally do-able.

The arguments posted are laughable. "Too much traffic"- I'm still driving on that highway to get my groceries, just farther. "Too much noise"-Its zoned as highway business, its gonna be noisy. "Too much dust from construction"" Dec 15, 15 7:50 AM

Laughable. Something is being built there.

If all of the NIMBY folks got together with the Dems (TB, are you listening?) and offered the developers CPF funds to purchase the property, at fair market value, maybe you could leave the property in the "8 mile" state it is now. Or turn it into a park with a playground for all of the kids that live in the area- which is going to increase when the Corrigans develop their property, not to mention the kids from "Bisshops Pond" and that new condo development across from the Blue Collar bar.

Ms. Roberts states that she likes to drink more than eat. How about a bar? Clearly she feels that alcohol is better than food, 'The report claims that our entire population is spending less per person on
food in a grocery stores than is the expected amount spent by people at our income level. It
also shows that we spend substantially more on wine and alcohol and in specialty food stores
which might be a clue that we are not a typical community." I am not "At her income level". She represents the "1%". I buy my beer in a grocery store.

You seem to be hung up on the supermarket.

Worry about what the developers will build if they don't get the zone change. They can build almost the same square footage.

Maybe a drug rehab? No, really, they can.

Tuckahoe Shopping Center Will Be A Tough Sell For New Town Board

Yes. I'm sure it will. Yay! Those horrible developers will have to go packing!

BUT WHAT ABOUT THIS PIECE OF LAND? Hmmmm.

There are so many options that the owners can implement. And, I guarantee you, they are going to build the one that is least attractive.

Did any of you NIMBY's notice the "Mega" Convenience store being built at SUNOCO? Where were you when the town board met about that? Oh, that's right, its a legal use. No hearings needed... Just like the (3) 14,999 sf buildings that Mr Morrow and crew can build.

Tuckahoe Center is not a PDD.

Tuckahoe Center is a zoning change. There isn't a zone in Southampton that allows Grocery stores...

If that was Barbara Roberts "Finest Hour" I would hate to see her worst. "For over 300 years, residents on the South Fork have
gone to our villages and farm stands, local butchers and seafood markets to shop for food. Our
villages are our shopping centers." I go to a Hamlet for my groceries. Hampton Bays. Travelling the very road that the opponents of this project say we need to reduce traffic on.

Get ready for whatever the developers put on this property. " Dec 19, 15 7:12 AM

Hmmmm.

We have the busiest 7-11 in the world. SUNOCO is renovating their Southampton service station-one of the last "Service Stations" in Southampton-to be a mega convenience mart trying to cash in on 7-11's success. Yes, right on the very corner that the grocery store is being denied, a mega convenience store-called "A Plus Mart"- is being built. How did Town Hall allow this? No need for permission other than a building permit. The Architecture of this mega convenience store doesn't fit our community.

The rural way of life is long gone. " Dec 19, 15 7:56 AM

Julie is a Political Trollop, accepting endorsements from anybody that offers. The Dems are polar opposites from the Conservatives. Clearly no back bone or political convictions here.

The Dems have been filling Town Hall with drug dealers & political prostitutes for years. People that change parties, accept endorsements from other parties and deal Oxy to our neighbors.

I'm pretty sure YAZ wouldn't accept an endorsement from the Communist Party...

" Dec 21, 15 2:15 PM

Tiger,

The fleas aren't from laying with conservatives. The fleas are from laying with other than your own. The Clash had another version of this saying involving Nuns...

The Democrats aren't conservatives. And vice versa. She's getting bought by another party with another agenda. The payoff is votes, pure & simple. Her motives will not remain pure. They can't. I also find it odd that the town Conservatives liked Yaz in the last race 6 weeks ago against Jay Schneiderman but find him ineffective against Julie. What has changed? Hmmm.

Tuckahoe Center is not a PDD. It's a zone change. There isn't a zone in Southampton that allows for a Super Market... The issues that are in front of the town board right now seem to have been muddied by anti PDD and development in general. The arguably largest issue in front of Southampton Residents right now is the protection of the Dongan Patent and our Trustees. Two Long Island towns maintain an actual Trustee board. The others have been absorbed by the Town Council.

My final comment is this: I support candidates I like. I championed Bill Pell and, in the beginning, ATH. I vote across party lines often. And yes, I generally enjoy your posts as well. Politics aside.
" Dec 21, 15 10:13 PM

Tiger,

I also must add that SUNOCO has changed from a "service station" with a 200sf convenience store to a store that is the same size as 7-11. As we know, Southampton is the proud home of the busiest 7-11 in the world. The trade parade can now stop at SUNOCO for coffee, donuts, etc. This is the very area that the Tuckahoe Center was to be placed. At least the residents of Bishops Pond, that new condo development and Southampton Club can get milk without going into the village. " Dec 22, 15 7:11 AM

But he was qualified 6 weeks ago?" Dec 22, 15 12:20 PM

Cleanwaters is puzzling me, TB. Claims to be a Democrat. But is helping the Yaz side with his/her posts. Not that I mind!

At least you know where the rest of the torpedoes stand. I think you may have an impostor, TB. A Republican wearing blue, as it were. Or, a Democrat that is fed up with the SDC putting in Candidates that aren't up to the standards of a true blue Dem. Drug Dealers & Trollops, as it were.
